Project Details

Completed in 2005, 41 Simpson Road in Bolton, Ontario, is a multi-use industrial building that showcases the flexibility and efficiency of tilt-up construction. Originally designed as a precast structure, the project faced an unexpected delay in the delivery of precast components. To maintain the construction timeline, the team transitioned to tilt-up—a practical and timely solution that allowed work to continue without compromising the structural design.

The building features 62 insulated concrete panels, all cast and erected during the winter months. Cold weather presented a major challenge, as proper concrete curing is essential to structural integrity. To address this, an elaborate heating system was installed to ensure ideal curing temperatures throughout the process. This careful planning and execution allowed the team to meet technical requirements while avoiding costly delays.

Spanning a footprint of 50,200 square feet, the building’s panel specifications highlight the scale and complexity of the project. The largest panel measured 828 square feet, the tallest reached a height of 30 feet 7 inches, and the heaviest weighed 92,200 pounds. In total, the project used 34,943 square feet of insulated panels. The exterior finish was left untreated, with the addition of a form liner to provide visual texture and architectural interest.

41 Simpson Road was developed by MJJJ Developments Inc. With Dig-Con International Limited serving as the general contractor and Tacoma Steckley Engineers as the structural engineer. Despite weather and scheduling challenges, the project was completed successfully, delivering a high-performance industrial facility on time and within scope.

This project stands as a strong example of how tilt-up construction can provide both efficiency and resilience. Particularly in situations where adaptability is key to meeting client needs and environmental conditions.
